General Conditions of Reservation and Stay – Sé Apartamentos

These General Conditions apply to all reservations made with Sé Apartamentos and regulate the rights and duties between Sé Apartamentos and the Guest. Making any reservation implies full acceptance of these conditions.

Clause One – Reservation and Payment

  1. The total amount of the stay is previously agreed between the parties and indicated in the reservation confirmation.
  2. Direct Reservations
    2.1 Payment by credit card:
    a) For the reservation to be considered confirmed, the Guest must pay 25% of the total amount of the stay, a non-refundable amount.
    b) The remaining 75% must be paid up to 14 days before the check-in date.
    c) If payment is not made within the stipulated deadline, the reservation will be automatically cancelled, with no refund of the amount already paid.
    d) After full payment, the reservation will be considered final and non-refundable.
    2.2 Payment by bank transfer:
    a) For the reservation to be considered confirmed, the Guest must pay 50% of the total amount of the stay, a non-refundable amount.
    b) The remaining 50% must be paid up to 14 days before the check-in date.
    c) If payment is not made within the stipulated deadline, the reservation will be automatically cancelled, with no refund of the amount already paid.
    d) After full payment, the reservation will be considered final and non-refundable.
  3. Reservations made through online platforms (Booking, Airbnb, VRBO, Holidu, among others) are governed by the contractual conditions and cancellation policies defined and accepted at the time of booking, applicable to each platform.
  4. Monthly Reservations:
    a) The Guest must pay the first two months in advance to confirm the reservation, and these are non-refundable.
    b) Subsequent months must be paid on the corresponding monthly check-in date, together with the security deposit, which must be paid in cash at check-in.
  5. All payments must be made in euros (€).

Clause Two – Cancellations and Changes

  1. Direct Reservations:
    1.1 Payment by credit card:
    a) The Guest may cancel the reservation up to 14 days before arrival, with no right to a refund of the 25% paid at the time of booking.
    b) Cancellations made less than 14 days before arrival, or after full payment, imply loss of the total amount paid, with no right to refund.
    1.2 Payment by bank transfer:
    a) The Guest may cancel the reservation up to 14 days before arrival, with no right to a refund of the 50% paid at the time of booking.
    b) Cancellations made less than 14 days before arrival, or after full payment, imply loss of the total amount paid.
  2. Platform Reservations:
    Cancellations follow the specific contractual conditions of each platform (Booking, Airbnb, VRBO, Holidu, etc.) accepted by the Guest at the time of reservation.
  3. Monthly Reservations:
    a) The first two months paid in advance are non-refundable, regardless of the reason for cancellation.
    b) Cancellations made after payment of the following months grant no right to refund.
  4. Date changes or changes in the number of occupants are subject to availability and prior approval by Sé Apartamentos.

Clause Three – Guest Identification

  1. The Guest must provide identification details of all guests in advance, as required by Portuguese law and for communication to the competent authorities.
  2. Failure to provide this information may result in cancellation of the reservation with no right to refund.
  3. All personal data collected is treated confidentially and stored securely, used exclusively for reservation and legal compliance.

Clause Four – Tourist Taxes

  1. On the check-in day, the Guest must provide proof of full payment of the stay and the Municipal Tourist Tax, when applicable.
  2. Sé Apartamentos must apply different taxes depending on the property location:
    a) Braga Municipal Tax:
    • €1.50 per person/night, for guests aged 16 or older, up to a maximum of 4 consecutive nights.
    • Charged year-round.
    b) Terras de Bouro Municipal Tax:
    • €1.00 per person/night, for guests aged 13 or older, up to a maximum of 5 consecutive nights.
    • Charged from May to October.
  3. Tourist taxes are mandatory and fully transferred to the respective municipalities, according to current regulations.

Clause Five – Cleaning, Maintenance, and Amenities

  1. The Cleaning Fee charged at reservation corresponds to the final cleaning after check-out.
  2. Stays longer than 10 nights include one mandatory maintenance cleaning with linen and towel change, provided by Sé Apartamentos staff.
  3. Additional cleanings or extra linen/towel changes have an extra cost, according to current pricing:
    • Full cleaning (with linen and towel change): from €35
    • Provision of towels: €15
    • Provision of Bed linen set: €20
  4. Amenities (such as shower gel, shampoo, soap, toilet paper, and other courtesy items) are provided only at check-in as a welcome offer.
  5. Amenity restocking during the stay may be requested for an additional charge.

Clause Six – Extra Services

  1. Sé Apartamentos provides extra services to enhance guest comfort, subject to prior booking and additional payment.
  2. Current available services include:
    • Private Transfer Service: from €73 per trip
    • Breakfast delivery: from €35
    • Personalized tours: prices upon request
    • Wine tastings: prices upon request
    • Grocery delivery: €25 delivery fee + cost of products
    • Luggage storage: free at Sé Apartamentos Welcome Center during service hours
    • Other services can be consulted on the official website
  3. Additional travel fees may apply for properties outside Braga city.
  4. Cost for replacing a key left in the lock, preventing exterior access:
    • €50 for services between 09:00 and 23:00
    • €100 for services between 23:00 and 09:00

Clause Seven – 24/7 Assistance

  1. Sé Apartamentos guarantees 24/7 availability for guest assistance.
  2. General customer service is available between 09:00 and 20:00, daily.
  3. Night service (20:00–09:00) is reserved for urgent situations:
    • Difficulty accessing the property
    • Lack of electricity
    • Lack of water
  4. If a staff member is required on-site outside regular hours, the following service fees may apply:
    • €40 between 20:00 and 00:00
    • €60 between 00:00 and 09:00
  5. Exceptions: on December 25 and January 1, only urgent assistance as described above is provided.

Clause Eight – Use of the Accommodation

  1. The Guest commits to using the apartment responsibly, preserving furniture, equipment, and other items.
  2. The Guest must leave the apartment clean and tidy, without trash, food remains, or damages.
  3. Trash must be disposed of in the appropriate containers before check-out.
  4. Sé Apartamentos reserves the right to charge extra fees for excessive dirt, damages, missing items, or rule violations.
  5. Costs for lost or damaged items:
    • Bed sheets: €45 each
    • Towels: €25 each
    • Key set: €50 each
    • Water bottles: €10 each
    • Tote bag: €5 each
    • Other items upon request

Clause Nine – Conduct and Good Practices

  1. All guests and visitors must respect building quiet hours from 22:00 to 08:00.
  2. Parties, events, or gatherings exceeding the apartment’s maximum occupancy are strictly prohibited.
  3. Violation of these rules will result in a €1,500 fine and may lead to immediate expulsion without refund.
  4. Smoking is prohibited inside the apartments and indoor common areas. Violation results in a €500 fine.
  5. Sé Apartamentos may terminate the stay immediately in case of serious violations.

Clause Ten – Liability and Damages

  1. The Guest is responsible for all damages caused to the apartment, its contents, or common areas, by themselves, other occupants, or visitors.
  2. Sé Apartamentos is not responsible for loss, theft, or damage to personal belongings.
  3. Any damage identified after check-out will be communicated and charged according to the assessed value.
  4. Sé Apartamentos is not responsible for external noise from other units, establishments, construction, traffic, public events, etc.
  5. Sé Apartamentos is not responsible for service outages (electricity, water, gas, internet, TV) caused by external providers.

Clause Eleven – Force Majeure

  1. Sé Apartamentos may cancel or modify reservations if the accommodation becomes uninhabitable due to breakdowns, technical failures, construction, natural disasters, or other force majeure events.
  2. In such cases, the Guest will be refunded in full, with no additional compensation.
  3. In cases of force majeure or proven need (urgent repairs, safety risks, technical inspections), Sé Apartamentos may access the property during the stay, with prior notice and minimal disruption.

Clause Twelve - Use of Gym, Swimming Pool and Outdoor Areas

  1. Guests may use the gym, swimming pool and outdoor areas, when available, and must do so responsibly, safely and in compliance with the established rules. The use of these facilities is entirely at the Guest’s own responsibility.

Gym

  1. The use of the gym is subject to the following rules:
    a) Opening hours are from 08:00 to 20:00;
    b) Minors are not allowed in the gym;
    c) The use of a towel is mandatory when using the equipment;
    d) Eating or consuming alcoholic beverages is prohibited;
    e) Users must keep the space clean and organized after use;
    f) All equipment must be used properly;
    g) All posted rules in the gym must be respected;
    h) Any damage or misuse of equipment will be the responsibility of the Guest and charged accordingly.

Swimming Pool

  1. The use of the swimming pool must comply with the following conditions:
    a) The swimming pool is not supervised and is used at the Guest’s own risk;
    b) Diving/jumping into the pool is prohibited;
    c) It is mandatory to use the shower before entering the pool;
    d) Glass bottles are strictly prohibited in the pool area;
    e) Smoking is not permitted in the pool area;
    f) Parties, events or gatherings are not allowed;
    g) Guests must respect noise levels and avoid shouting or disturbance;
    h) Basic hygiene and safety rules must be respected.

Outdoor Areas

  1. Guests must keep outdoor areas clean, organized and in good condition:
    a) Do not leave rubbish or food waste;
    b) Use outdoor furniture properly;
    c) Return furniture to its original place;
    d) Avoid damage or misuse;
    e) Dispose of waste in appropriate containers.
  2. Sé Apartamentos reserves the right to charge additional costs for extraordinary cleaning, damages or misuse.

Clause Thirteen – Acceptance and Jurisdiction

  1. Making a reservation with Sé Apartamentos implies full acceptance of these General Conditions.
  2. In case of dispute, the competent court will be the Judicial District of Braga, with express waiver of any other jurisdiction.
