General Terms and Conditions of Reservation and Stay – Sé Apartamentos

These General Conditions apply to all reservations made with Sé Apartamentos and regulate the rights and obligations between Sé Apartamentos and the Guest.
The completion of any reservation implies full and unconditional acceptance of these terms.

Clause One – Reservation and Payment

  1. The total amount of the stay is previously agreed upon between the parties and indicated in the booking confirmation.
  2. Direct Reservations:
     a) For the reservation to be considered confirmed, the Guest must pay 25% of the total amount of the stay at the time of booking. This amount is non-refundable.
     b) The remaining 75% must be paid up to 14 days before the check-in date.
     c) If payment is not made within the established period, the reservation will be automatically cancelled, with no right to a refund of the amount already paid.
     d) After full payment, the reservation will be deemed final and non-refundable.
  3. Reservations made through online platforms (Booking, Airbnb, VRBO, Holidu, among others) are governed by the contractual conditions and cancellation policies defined and accepted at the time of booking on each platform.
  4. Monthly Reservations:
     a) The Guest must pay the first two months in advance to confirm the reservation; these payments are non-refundable.
     b) The subsequent months must be paid by the check-in date corresponding to each month, together with the security deposit, to be paid in cash upon check-in.
  5. All payments must be made in euros (€).

Clause Two – Cancellations and Amendments

1.     Direct Reservations:
 a) The Guest may cancel the reservation up to
14 days before the arrival date, without the right to a refund of the 25% paid at the time of booking.
 b) Cancellations made
less than 14 days before the arrival date, or after full payment of the remaining 75%, will result in the loss of the total amount paid, with no right to any refund.

2.     Reservations via Platforms:
 Cancellations are governed by the
specific contractual conditions of each platform (Booking, Airbnb, VRBO, Holidu, etc.) accepted by the Guest at the time of booking.

3.     Monthly Reservations:
 a) The
first two months paid in advance are non-refundable, regardless of the reason for cancellation.
 b) Cancellations made after the payment of subsequent months do not entitle the Guest to any refund.

4.     Any changes to dates or number of occupants are subject to availability and prior approval by Sé Apartamentos.

Clause Three – Guest Identification

1.     It is mandatory to provide the identification details of all guests prior to arrival, as required by Portuguese law and for communication to the competent authorities.

2.     Failure to provide such data may result in the cancellation of the reservation without the right to a refund.

3.     All personal data collected are treated confidentially and stored on a secure server, used exclusively for booking management and legal compliance purposes.

Clause Four – Tourist Taxes

1.     On the day of check-in, the Guest must present proof of full payment of the stay and, when applicable, the Municipal Tourist Tax.

2.     Sé Apartamentos is subject to different municipal tax regulations depending on the location of the accommodation:
a) City of Braga:
  • Rate of
€1.50 per person per night, applicable to guests aged 16 years or older, up to a maximum of 4 consecutive nights.
  • The tax is charged
throughout the entire year.
b) Municipality of Terras de Bouro (Peneda-Gerês National Park):
  • Rate of
€1.00 per person per night, applicable to guests aged 13 years or older, up to a maximum of 5 consecutive nights.
  • The tax is charged
from May to October.

3.     These municipal tourist taxes are mandatory and are entirely transferred to the respective municipalities, in accordance with the local regulations in force.

Clause Five – Cleaning, Maintenance, and Amenities

1.     The Cleaning Fee charged at the time of booking corresponds to the final cleaning of the accommodation, carried out after check-out.

2.     Reservations longer than 10 nights include a mandatory maintenance cleaning, with change of bed linen and towels, performed by the Sé Apartamentos housekeeping team.

3.     Additional cleanings or requests for linen and towel changes during the stay are subject to extra charges, according to the price table in force:
 • Full cleaning (with linen and towel change):

 • Towel change:
€15
 • Bed linen set change:
€20

4.     Amenities (such as shower gel, shampoo, soap, toilet paper, and other courtesy items) are provided only once, upon check-in, as a welcome offer.

5.     Replenishment of amenities during the stay may be requested for an additional fee, according to the price list in force.

Clause Six – Extra Services

1.     Sé Apartamentos offers extra services to provide greater comfort and convenience to its guests, subject to prior reservation and additional payment.

2.     The services currently available include:
 •
Private Transfer Service: from €67 per trip;
 •
Breakfast delivery to the accommodation: from €35;
 •
Personalized Tours: price upon request;
 •
Wine Tastings: price upon request;
 •
Grocery Delivery: delivery fee of €25, plus the cost of the food items;
 •
Luggage Storage: free of charge at the Sé Apartamentos Welcome Center, during operating hours;
 • Other services can be consulted on the official Sé Apartamentos website – www.seapartamentos.pt.

3.     Additional transportation costs may apply to accommodations located outside the city of Braga.

4.     The replacement of a key left in the lock, which prevents access from the outside, will incur the following costs:
 •
€50, if the service is performed between 09:00 and 23:00;
 •
€100, if the service is performed between 23:00 and 09:00.

Clause Seven – 24h/7 Assistance

1.     Sé Apartamentos ensures 24-hour, 7-days-a-week assistance, providing the necessary support to guests throughout their stay.

2.     General customer service is available from 09:00 to 20:00, Monday to Sunday, for any matter related to reservations, information, or assistance.

3.     Night assistance (from 20:00 to 09:00) is limited to urgent situations, namely:
 • Inability to access the accommodation;
 • Power outage;
 • Water supply failure.

4.     If it is necessary for a staff member to visit the accommodation outside regular working hours, the following service charges may apply:
 •
€40 for call-outs between 20:00 and 00:00;
 •
€60 for call-outs between 00:00 and 09:00, Monday to Sunday.

5.     Exceptions: On December 25 and January 1, Sé Apartamentos’ offices remain closed, ensuring urgent assistance only, under the conditions described above.

Clause Eight – Use of the Accommodation

1.     The Guest undertakes to use the apartment appropriately and responsibly, preserving the good condition of the furniture, equipment, and all other items provided.

2.     The Guest must leave the apartment clean and tidy, without garbage, food residues, or damage.

3.     It is mandatory to dispose of garbage in the appropriate containers before check-out.

4.     Sé Apartamentos reserves the right to charge additional fees in cases of excessive dirt, damage, loss of items, or breach of house rules.

5.     In the event of loss or damage of items provided, the following costs will apply:
 • Bed sheets:
€45 per unit;
 • Towels:
€25 per unit;
 • Set of keys:
€50 per unit;
 • Water bottles:
€10 per unit;
 • Tote bag:
€5 per unit;
 • Other items:
price upon request.

Clause Nine – Conduct and Good Practices

1.     All guests and visitors must respect the building’s coexistence and quiet hours, between 22:00 and 08:00.

2.     It is strictly forbidden to hold parties, events, or gatherings exceeding the maximum occupancy limit of the apartment.

3.     Violation of these rules will result in a fine of €1,500 and may lead to immediate eviction of the guests, with no right to refund.

4.     Smoking is prohibited inside the apartments and common indoor areas. Violation of this rule entails a fine of €500.

5.     Sé Apartamentos reserves the right to terminate the stay immediately in the event of serious breach of these regulations.

Clause Ten – Liability and Damages

1.     The Guest is responsible for any damages caused to the apartment, its contents, or the common areas of the building, whether caused by themselves, by other occupants included in the reservation, or by any visitors.

2.     Sé Apartamentos shall not be held liable for loss, theft, or damage to the Guest’s personal belongings during the stay.

3.     Any damages identified after the Guest’s departure will be reported and charged to the holder of the reservation, according to the value of the losses incurred.

4.     Sé Apartamentos shall not be held responsible for external noise or disturbances arising from other properties, establishments, construction works, traffic, public events, or movement of people.

5.     Sé Apartamentos shall not be held liable for failures, interruptions, or malfunctions in the supply of electricity, water, gas, internet, or television services when caused by circumstances beyond its direct control, namely service providers or subcontracted entities.

Clause Eleven – Force Majeure

1.     Sé Apartamentos reserves the right to cancel or modify reservations if the accommodation becomes uninhabitable due to breakdowns, technical failures, maintenance works, natural disasters, or other circumstances of force majeure.

2.     In such cases, the Guest will be promptly notified and entitled to a full refund of the amounts paid, with no additional compensation due.

3.     In situations of force majeure or verified necessity (such as urgent repairs, safety risks, or technical inspections), Sé Apartamentos may access the accommodation during the stay, with prior notice to the Guest and ensuring minimal disturbance.

Clause Twelve – Acceptance and Jurisdiction

1.     The completion of a reservation with Sé Apartamentos implies the full and unconditional acceptance of these General Terms and Conditions.

2.     In the event of a dispute, the Court of the District of Braga (Tribunal da Comarca de Braga) shall have jurisdiction, with express waiver of any other venue.
